Terrazze Miramare

The residential complex is part of a particularly interesting landscape, along the side of the karst plateau extending towards the sea. Therefore, this was taken into account in the design process, creating two buildings that can fit harmoniously into the environmental context thanks to the reduction of building volumes and a careful research for materials better suited to the current context of the area.

The building located in the lower part of the project area is made up of four residential units, two simplex on the ground floor and two duplexes occupying the first and second floors. The garages and storage rooms are located in the basement. The building is specular on the two sides divided by the central stairwell with lift. The characterizing element of all the apartments are the glass walls that lead to the terraces with sea view.

In the upper part of the project area, there will be an independent villa with two floors above ground and a basement with a garage. On the ground floor there are the entrance and the bedrooms from which it is possible to access the private garden while the first floor consists of an open space with kitchen and living area from which it is possible to access a large terrace with sea view.

Given the particularly valuable landscape, much attention was paid to the construction of the structural walls and to mitigate their impact some cascading shrubs and/or climbing plants will be planted which, together with the local sandstone cladding, will allow the complex to better integrate into the landscape. Furthermore, all the resulting spaces between the road and the structural walls are designed as green areas, new local trees species will be planted to replace those eliminated due to construction needs.
